The Housing Choice Voucher program is the federal government's major program for assisting very low-income families, the elderly, and the disabled to afford decent, safe, and sanitary housing in the private market. Since housing assistance is provided on behalf of the family or individual, participants are able to find their own housing, including single-family homes, townhouses, and apartments. A family that is issued a housing voucher is responsible for finding a suitable housing unit of the family's choice where the owner agrees to rent under the program. Rental units must meet minimum standards of health and safety, as determined by Everett Housing Authority. A housing subsidy is paid to the landlord directly by the PHA on behalf of the participating family. The family then pays the difference between the actual rent charged by the landlord and the amount subsidized by the program.

Why would you want to become a Housing Choice landlord?

  • Guaranteed Rent Payments: The housing authority guarantees their portion of the rent to be paid on a regular monthly basis. This can be anywhere from 30-100% of the total rental amount.
  • Initial Inspections: The housing authority inspector will validate the condition of your property before the lease is signed.
  • Tenants on a Track Toward Economic Self-Sufficiency: A large number of Housing Choice Voucher tenants are working with a community agency that supports the family's move toward economic self-sufficiency.
  • Most tenants who find a Housing Choice Voucher accepting landlord will remain your tenant for a long time in order to avoid the process of the rental search again.
